- Okland Construction can mitigate potential surprises by providing innovative, problem-solving strategies as well as cost and scheduling recommendations to keep jobs within budget and schedule -
The original design for the Morinda Corporate Headquarters Building called for honed, pre-cast panels using two different color variations. The subcontractor selected to complete the pre-cast for the project informed Okland Construction that they would be going out of business. Okland immediately began discussions with three other pre-cast companies, but the best duration offered by these firms would extend the schedule by three months.
Okland's construction team met with Morinda leadership and advised them of the situation and how Okland planned to mitigate the situation. Due to Okland's vast product knowledge and project experience, the team recommended the use of a granite stone from China rather than pursuing the option of pre-cast. Okland offered a specific stone product based upon our knowledge of the project and owner and the architect's design criteria for the appearance of the building.
Despite the initial delay, the installation of salt/pepper colored and absolute black granite stone was completed quickly to keep the project within the original pre-cast installation schedule. This polished, smooth stone cladding provided Morinda a more upscale, progressive appearance that complimented the building's use as a headquarters and a gathering point for its many world-wide personnel, dealers and suppliers. Despite having the product shipped from China, Okland's relationship with the new subcontractor lead to a smooth process in the design, fabrication and installation.
By swiftly and effectively mitigating this challenge, Okland provided an end product that satisfied both the architect and owner. This change clearly ended up being much more desirable than the original design with the pre-cast panels and was overseen so that it was within the original schedule and budget.
