construction management
Okland has mastered the construction management delivery system. We provide the necessary leadership, administration and management to ensure a successful project, whether it's a specialized tenant improvement or a complete turnkey facility. Okland is adept at working with our building partners throughout the various phases of a project (planning, design and construction) with a desire to further the interests of our clients.
design/build
Increasingly, many owners are utilizing the design/build process, where an owner does not have to dedicate, develop, or commit personnel resources to the process of selection and management of a construction team. Okland has the ability to be responsible for the entire design and construction process. With the needs of the owner in mind, Okland supervises the overall architectural, engineering, bidding, contracting, building and inspection from the beginning to the end of the project.

pre-construction services
Okland believes in comprehensive pre-construction planning. Utilizing our own in-house expertise, we bring together our construction project team, the owner, architect, consultants and major subcontractors to discuss effective strategies for communication, site layout and conditions, value engineering, constructibility, cost/schedule studies, and procurement of long lead time items, as well as plans for safety, productivity, quality control and testing.
value engineering
Okland's expertise with this design review process is one of the ways we can save owners money. Value engineering involves critical evaluations of the many elements of a building to determine if there are other products or systems that provide savings while ensuring quality. Okland personnel will also examine the projected costs of materials and construction operation (Life-Cycle Costing) and will establish rational and efficient procedures for field execution (Constructability Studies) as part of the value engineering evaluation.

Okland is successful as a competitive bidder and participant in the traditional "design, bid, build" construction delivery system. This process requires skilled estimating, securing of responsible and competitive subcontractors and establishing responsible and fair fees. We pride ourselves on our ability to select the best subcontractors and positively motivate them to perform to their highest standards. Our estimators are proficient, competitive and knowledgeable of the dynamic market conditions -- keeping Okland Construction informed and prepared to participate in competitive market bids.
fast-track construction
A fast-track (or phased) project is a partnership between the owner, architect and Okland that allows the project to be started as soon as a portion of the design is complete and approved, rather than waiting for completion of the entire project design. This format allows projects to be completed sooner for the owner's use and benefit, while reducing construction costs and making money for the owner by providing early use of the facility. Okland has completed significant fast-track projects in as little as five months.

For over 90 years, Okland has provided superb and reliable concrete expertise. We get in early and budget work, manage our projects in a disciplined and thorough manner and meet the toughest schedule expectations. Okland is a full-service concrete construction company with dedicated, concrete-specific crews lead by concrete foremen with considerable knowledge and experience with concrete. Our specialties include large scale laser screed concrete pours, concrete pumping services, slabs on grade, tilt wall panels, elevated slab on metal decks, elevated formed decks, post-tensioned slabs, concrete paving, and other state-of-the-art concrete placement techniques. Additionally, as proven experts in architectural concrete work, we lead the industry in service, dependability, innovation, and quality craftsmanship.
self-performed work
Okland Construction takes immense pride in the fact that our own labor forces can successfully complete much of our work. Okland self-performs a variety of construction work and is able to successfully perform this construction due to its extensive equipment resources. We believe that including self-performed work in our construction services is a competitive advantage and offers numerous benefits to our clients. Okland has recently completed, or is in the process of completing, many projects by self-performing the following work: Soft Demolition/Structural Excavation; Concrete (all types); Structural Wood Framing and Rough Carpentry; General Carpentry; Architectural Woodwork; and Installation of Door Frames, Doors and Miscellaneous Hardware.

Okland is adept at controlling risks of our industry, whether as a CM-at-Risk or during the course of other delivery processes. This mastery is a result from the knowledge gained from almost 100 years, experienced personnel and effective programs and systems. We are prepared to execute proven solutions for issues such as cost or schedule overruns, design problems, subcontractor quality or shortages in materials/labor. Our client list is a testament to our risk management abilities, for over 90 percent of our projects are from repeat business.
open book policy
For weekly (and other) meetings between the owner, architect and Okland, we believe strongly in an ?open book? policy; that cost and other desired information pertaining to the project will be made available for review at any time. This type of communication and reporting eliminates the "surprises" between the owner, the architect and Okland. Managing conflicts of interest requires integrity and trust in a company's personnel and policy. Okland believes an honest, effective policy of full disclosure will neutralize potential conflicts.
