The buildout of Prolexys’ new 34,000 square feet of medical laboratories, data rooms, dark and clean rooms, culture/incubation/germ areas, support space, and administrative/staff offices was technically challenging. The intense HVAC requirements within the chemistry labs were complicated by the fact that the shell had relatively low floor to floor clearances, making installation of the mechanical, electrical, plumbing, fire protection, and structural work extremely congested. To meet the fast-track schedule requirements, Okland created and maintained a highly detailed construction schedule with all tasks broken down into itemized elements. The sequence, duration, and relationships of each individual task was reviewed and further defined through constant and focused coordination with each subcontracted trade. Each element of the construction process was then assessed for impact and reviewed with Prolexys’ facility staff to develop a task approach that would ensure the project’s success. The result was construction which was completed faster, was more cost effective, and with virtually no warranty issues for the owner.
